Our Process

We partner with best-in-class operators and property managers in select markets across the U. S. Working with our partners, we acquire, reposition, and manage strategically targeted commercial multifamily assets which preserve capital, generate tax-efficient income, and build generational wealth.

1. Acquisition

We monitor our markets daily and leverage relationships in the industry to find properties that meet our stringent criteria and will provide strong returns for investors.

Once under contract, we perform qualitative and quantitative due diligence–creating a business plan to increase revenue and reduce expenses.

2. Reposition

After closing, our operations and property management team begin executing the business plan to increase the Net Operating Income and force appreciation.

We aim to complete all rehabilitation work within the first 18 months of ownership and put all value-creation strategies to work within 12 months.

3. Cash Flow

Our property management team continues to oversee day-to-day operations at the property while investors enjoy the benefits of owning a cash flow positive asset.

Investors receive quarterly newsletters with information on the property and market, along with their distributions of cash flow.

4. Disposition

Because we usually lock in 10-12 year fixed interest rate loans, we are not forced to sell in year 5. Once our business plan has been executed and we have obtained forced appreciation, we may sell as soon as year 3 or at a later time.

Upon sale, our investors are returned their initial capital invested plus any additional gains.
